For  Tenants

Your security deposit shows your good-faith intention to abide by the lease agreement.  If you do not fulfill your part of the contract, the security deposit will be used to reimburse the owner for any losses.  Security deposits can not be used for last month rent.

 

Security deposits will be returned within thirty (30) days after the intended notice to terminate the lease, and the tenant has fulfilled all the terms and conditions outlined in the lease agreement.

 

  1. Tenant has given appropriate written notice, must be signed by tenant and received by our office 45 days prior to the end of the lease.
  2. Tenant has given written notification of new address.
  3. Tenant has returned the following:

                                     Keys issued upon move-in

                                    Garage remotes issued at move-in

Pool keys and/or mailbox keys issued at move-in or during the course of the lease

            

Deductions and delays in returning security deposits:

 

1.      Failure to give written notice prior to the end of your lease that the tenant is vacating the property.

2.      Failure to return keys, remote controls, etc. after vacating property.

3.      Failure to leave the property clean, including but not limited to carpets, windows, doors, walls, yard and shrubs.

4.      Failure to leave on the utilities through the duration of the lease.

5.      Property damage caused by negligence, misuse or vandalism.

6.      Failure to provide a written statement of your forwarding address.

7.      Property management company representatives are allowed access to property, and can complete a move-out inspection, once the tenant vacates property, and returns all keys to property.

 

 Tenant Responsibilities:

  

1.      Remove all personal items and trash from house and yard, including all pet excrement.

2.      Clean appliances thoroughly.

3.      Clean sinks and kitchens/bath cabinets and drawers.

4.      Have carpet cleaned.

5.      Remove stains and marks from tile floors.

6.      Wash wall areas around, light switches, hallways, and doorways.

7.      Clean glass doors, blinds and secure all screens.

8.      Clean and disinfect bathrooms thoroughly.

9.      Clean light fixtures, replace globes if missing and burned out light bulbs.

10.  Mow, edge, weeds beds and water the yard prior to moving from property.  (Last watering day according to city’s water restrictions).

11.  Continue to water and care for your yard until the end of your lease.

12.  Keep utilities on until the inspection is completed.
